Self-builds are becoming ever-more popular in today’s construction industry, an exciting opportunity for individuals to take control in the building of their dream property. With the owners being at the forefront of the aesthetic design and layout, the appeal of a self-build is unquestionable; a bespoke property built to suit your requirements and lifestyle.

For many individuals administering a self-build although exciting, is still a daunting process and whilst they may have established their end vision, there are many aspects which must be considered prior to construction.

For some self-builders the aesthetic design of the property is their number one priority – a custom made kitchen with all the latest gadgets? A balcony or terrace to indulge on? Or a walk-in wardrobe for all those unnecessary purchases? For others it may be the running/energy costs of the property once built whereby systems such as an air-source or ground source heat pump and more cost effective energy systems can be considered. You may be working to a tight deadline and budget or perhaps an amalgamation of priorities?

In addition, these projects will still require the input of professional services – design/architectural services, engineering services and the input and approval of council planning and building control as a minimum.

Taking all the above into consideration, this is where appointing a main contractor on a design and build basis may alleviate some of that self-build stress! The delightful owners of this new build property John and Sheila, are a retired couple who were looking to build their dream home to provide a retreat for them to quite rightfully enjoy their retirement.

John & Sheila sensibly took into consideration their options to reduce energy costs whereby they were presented with an array of options to achieve this. It was decided upon the installation of Photovoltaic panels on the roof and the installation of a ground source heat pump which works to extract heat from the ground externally pumping it back into the property. In addition, the careful specification of building materials including the insulation, aluminium windows and doors and other implemented resources improves U-Values and reduces heat loss from the building.

At the end of the build an air-leakage test and as built SAP Calculations and EPC confirms these design choices were worthwhile with predicted energy costs for lighting, heating and hot water of just £2,025.00 over a three-year period (a mere £56.25 a month!).

In regards to the visual and interior design of the property, they required spacious and comfortable living, and wanted the design to allow them to soak-up the stunning views and scenery surrounding their home at every opportunity.

The construction of a large decked wrap-around balcony and paved terrace on the ground floor perimeter, along with carefully designed glazing layout affords them undisturbed views in all areas of the property and the opportunity to bask in the unspoilt and tranquil views around their new home. With the white-wash render, south-facing balcony and beautiful gardens you really could be fooled into thinking you’d escaped to the Mediterranean when at this breath-taking property.

Practically, this residence has a double-garage, four bedrooms (two of which are en-suite), family bathroom, a kitchen-dining room, lounge, utility, downstairs cloakroom, plant room/workshop, study and not forgetting the wine store!
